The comparison most people should actually run. If you have a pension clearing COP 5,252,715 a month, the pensionado route gets you residency for the price of some paperwork — and you can still buy property afterward, on your own timeline, without the purchase carrying visa risk. Spending US$194,087 to obtain what a pension statement would have obtained is a genuinely common and expensive mistake.

When the investor route is the right call

  • You were going to buy Colombian property regardless, and the visa is a byproduct rather than the motive
  • You don't have qualifying pension or remote-work income
  • You want an asset in-country, not just a residency permit
  • Your capital is otherwise idle and the opportunity cost is low

When it isn't

  • You'd be buying property you don't otherwise want, purely to qualify
  • You'd have to stretch to reach US$194,087, leaving no margin for the January threshold increase
  • You haven't spent meaningful time in Colombia yet — rent first; the nomad visa exists for exactly this
  • You're within reach of a cheaper qualifying route and haven't checked
