One live caveat. The 2026 minimum-wage increase has been reported as the subject of a legal challenge. If it were altered, every threshold below moves with it. This is a reason to keep margin above the minimum rather than land exactly on it — and a reason to re-check this page before you file.

Don't average. Applicants commonly assume a six-month average clearing the monthly figure is sufficient. Reporting on 2026 practice suggests reviewers often want each individual month at or above the threshold. Build in headroom.

Why this page changes every January

Colombia publishes the new SMMLV by decree in late December or early January. Every threshold on this page moves with it, immediately, and applications are judged against the SMMLV in force on the date you file — not the date you bought, and not the date you budgeted.

That is the single most expensive misunderstanding in this process. A property that comfortably cleared the threshold when you purchased can fall below it by renewal time, purely because the minimum wage rose. It is why we tell people to buy with margin rather than precision.
